In 2016 the total volume of transactions on the Bulgarian property market amounted to 261 million euros, an increase of 24.7% compared with last year's figures. These data are published by the international consulting company Colliers International.
Of the total investment in commercial real estate 36% are 3 major projects: Sofia Airport Center, logistic base of the CUSTOMER and the shopping center "Iliyantsi".
In the second half of 2016, more than 27% of the transactions occurred in hotels, which was ousted from first place office space (18% of the total number of transactions). In the first half of office space was 50% of the total number of sold commercial properties.
The share of industrial and logistics facilities in 2016 or 20% of the total number of transactions.
About 75% of all transactions were committed by citizens of Bulgaria and 25 per cent foreigners.
In 2016 compared to 2015 year yields in the segment of retail and office space has fallen from 9% to 8.75%. Profitability in the segment of industrial areas remains very high (11%) and not changed for 6 years.
According to the forecasts of Colliers International, the volume of investment in commercial real estate in the current 2017 will exceed last year's figures.
